Certificate of Location

The certificate of location, which only the land surveyor can issue, is a necessary document when you finalize a real estate transaction, mortgage your property, and more. It is used by the notary to proceed with the examination of the property titles.
The certificate of location is a sort of report on the state of health of the property in relation to the title deeds, the cadastre and the laws and regulations that govern it. The land surveyor also expresses his professional opinion on the situation and condition of a property.

Project Implementation Plan

The draft site plan is a document often required in order to obtain a permit for the extension of a construction or future construction. Issued by the land surveyor, the site plan determines the location of a future construction on the lot. To issue a building permit, most municipalities require that a land surveyor prepare a site plan. This consists of a plan indicating the position of the construction in relation to the property limits.

Staking

Staking is the set of operations carried out by the land surveyor in order to indicate, by means of benchmarks, his opinion on the boundaries of a property. It is valid for the sole benefit of the person who requested the staking.

When the surveyor realizes that a boundary thus determined is disturbing the occupation of the premises, he or she does not place markers.

However, the staking operation and boundary determination remain valid and the staking certificate issued is accompanied by a report explaining the situation.

Staking operations are governed by the Regulation respecting the standard of practice for staking and planting of the Ordre des arpenteurs-géomètres du Québec (R.S.Q., c.A-23, a.49, r.8.1.1).

Cadastral Operation

Cadastral operations include all actions that create, replace, correct or cancel one or more lots in the Cadastre of Quebec. A lot is represented in the Cadastre of Quebec by its unique number, measurements, area, shape and relative position.

In the Cadastre of Quebec, new parcels must be subject to cadastral operations so that the various rights on these immovables, such as property titles, are public and opposable to third parties.

The land surveyor is the only professional authorized to carry out cadastral operations.
